Presentation

A tidy home says “Welcome”.

Your home does  not need be a “show place” but appear a comfortable home in which to live. Fresh flowers or indoor plants always brighten up a home.

While you’re cleaning, think about each room and what furniture really needs to be in it. Rooms look smaller when they are crowded.

Declutter!!  Clear out anything that’s not needed to create a feeling of spaciousness. Keep the kitchen bench and sink as clear as possible.

Make sure that all minor repairs are completed. Sticking doors and windows, loose door knobs, faulty plumbing, or peeling paint may affect your sale.

Let plenty of light into your home. Nothing improves atmosphere more than brightness. And on a dull day switch on some lights prior to arrival of prospective purchasers.

 A warm comfortable heated home on cold days adds a feeling of cosiness; on a hot day don’t forget to turn on any air conditioning or fans (or simply let the breeze flow through).

If you have pets, clean up any droppings and consider locking them up or taking them for a walk.  Purchasers like to be able to wander around the gardens and some can be very dog shy!

Photography Checklist

How you property presents on a website can make all the difference in whether a potential purchaser chooses to short list your home for viewing.

The preparation for viewing, is quite different on how to present your home for showing purchasers through. 

To gain the best possible results for your photography, Bradys Countrywide has prepared a photo shoot list for you to use as a guide.  Essentially though decluttering and a little thought to how things look through a camera lens is the answer to a good photo!!

We suggest the following:-

Outside

  • Mow and edge lawns
  • Trim back any overgrown shrubs and trees
  • Sweep paths and driveways and ensure weed free
  • Remove weeds from gardenbeds
  • Hide any kids bikes, & toys, dog bones & bowls etc
  • Move the rubbish bins away from the house
  • Remove washing from washing lines
  • Neatly fold or remove water hoses
  • if you have a pool or spa – make sure clear with no leaf debris
  • If an evening shoot, make sure all exterior light bulbs are  working

Inside

  • Turn on all lights and lamps
  • Remove any clutter eg books, cds, remotes etc from tables
  • Hide extension leads, speaker cables etc
  • Have  a fresh bunch of flowers placed as a centrepiece in lounge or dining

Kitchen

  • Clear any benchtops of clutter including dishracks etc
  • Clean all benchtops, oven and dishwasher doors,
  • Remove items from fridge door and clean

Bedrooms

  • Ensure all beds are neatly made
  • If you can see under the bed (which is ofen picked up in photos) use a valence to hide things or neatly stack
  • Ensure bed side cabinets are decluttered and wiped over

Bathrooms and Ensuites

  • Remove all shampoo bottles, razors etc
  • Clean shower glass, mirrors and benchtops
  • Fold fresh towels neatly on rack (not on shower screen) or remove completely
  • Keep toilet lid down
  • Remove tea towels/towels and replace with fresh ones
